Curtis Park Redevelopment Phase III

With both National Register and Denver Landmark designations, the Curtis Park Historic District is one of Denver's oldest and most ethnically diverse neighborhoods. Its housing stock includes many Victorian, Italianate, Queen Anne and bungalow-style homes built in the 1870s and 1880s.

But Curtis Park's housing mix is also more diverse. Single-story duplexes stand next to recently renovated grand Victorian mansions; flat-roofed row houses share blocks with classic, two-story Denver Squares; and the neighborhood's western border is formed by a historic warehouse district that includes many new loft projects.

The revitalization of Curtis Park is an ongoing joint venture with private developers, the Denver Housing Authority and the City and County of Denver. It is a phased, collaborative project to remove obsolete developments from the neighborhood and redevelop it with vibrant, economically sustainable, mixed-income housing.

Curtis Park Redevelopment Phase III consisted of two projects constructed simultaneously under one contract, using the same project team. This enabled the general contractor, Milender White Construction Co., to minimize duplication in all aspects of construction, which was essential to the project's success.

By constructing both projects simultaneously, the project team was able to complete them on time and with no budget constraints, which would have been impossible if the buildings had been constructed individually.

Affordable housing is not frequently associated with aesthetic beauty or sensitivity to context. However, responding to the neighborhood's character, the Glenarm Place and Blake Street exteriors include a significant amount of brick and masonry. The buildings' height is appropriately scaled, and color schemes were chosen to complement the area.

Although they are both thoroughly modern, the new buildings were designed and built to blend harmoniously into this historic district while maintaining a contemporary urban feel.
