Brighton Pavilions Under Way/Historic YMCA Renovation/CU Space Building Expansion

Brighton Pavilions will include a 12-screen movie theater; 32,000 sq ft of retail space and restaurants, 860 spaces of surface parking and a 220-space RTD Park-n-Ride.


Haselden to Help Build Brighton Pavilions

Denver's Haselden Construction will begin construction of the Brighton Pavilions next month.

Located at the intersection of Bridge Street and Highway 85 near downtown Brighton, the mixed-use development will include a new 12-screen movie theater; 32,000 sq ft of retail space and restaurants; 860 spaces of surface parking; and a new 220-space RTD Park-n-Ride.

Brighton Pavilions is a public-private partnership involving the City of Brighton, the Brighton Urban Renewal Authority and Carlson-Parkhill LLC to finance and construct an urban infill project that will serve the growing population of the northeast metro area.

The retail buildings are being designed to fit the architectural style of historic downtown Brighton. The project is classified as a transit-oriented development because of its proximity to a new RTD Park-n-Ride and its pedestrian-friendly access to retail and entertainment establishments. Patrons will have walk-down retail shops and angle-in parking similar to the new Lowry Town Center.

Haselden is working with the architect, Gensler, on the planning and design details.

Haselden will perform site and infrastructure improvements on the 14-acre site, as well as construct the retail buildings and all surface parking.

The project is scheduled for completion in the first quarter of 2005.


Lawrence Group Completes Historic Renovation

The Lawrence Group has completed the $12.8 million renovation of the Renaissance at Civic Center Apartments for the Colorado Coalition for the Homeless.

Rhoads Construction Inc. was the general contractor for the design-assist project.

Formerly the downtown Denver YMCA, the seven-floor, 132,000-sq-ft low-income housing complex contains 216 fully modernized units with private kitchens and bathrooms, as well as new office space to accommodate social service programs.

The original building - portions of which have been retained by the YMCA - housed both traditional exercise and hotel facilities and contained 189 dormitory-style residential units with shared toilets and no kitchens.

The adjacent annex building, built in 1958 as a contemporary athletic facility, was also completely renovated to accommodate additional low-income units. The swimming pool, gymnasium and racquet courts were converted to residential space with special care to preserve historic details.

The Lawrence Group coordinated the acquisition of historic tax credits retained for the renovation of the original building, built in 1906 and listed on the National Register of Historic Places.


CU-Boulder Space Building Expands

Ground was broken in May on a $13 million expansion project at the University of Colorado at Boulder's Laboratory for Atmospheric and Space Physics.

The expansion of the primary research building will add much-needed elbow room for LASP's booming space construction, mission operations and research programs. Located inside the university's Boulder Research Park at 1234 Innovation Dr., the 60,000-sq-ft-building will gain 45,000 sq ft for laboratories, offices and conference rooms.

The building expansion will allow LASP to bring its physical space in line with increased project demand brought on by its shift from single-project operations to multiple, overlapping projects.

AR7 Hoover Desmond of Denver is the architect for the expansion project. Completion is set for November 2005. .


The Beck Group to Do Crate & Barrel Interiors

The Beck Group has started work on its third Crate & Barrel store in Colorado, located at 2600 E. 2nd Ave. in Cherry Creek and set for completion in September. As with the first two stores, this is an interiors-only project. It's also the client's first two-story product in this market.


Pinkard Awarded CSU Science Building

Pinkard Construction Co. is the general contractor for the new Atmospheric Science Air Quality Building at Colorado State University in Fort Collins. The $2.5 million facility will replace the old Atmospheric Science lab.

The nearly 13,000-sq-ft resource will give researchers a new state-of-the-art laboratory space for the study of pollution and air quality.

Construction is scheduled to begin in October 2004 and be complete by April 2005.


Antlers Hilton Hotel Set for $7.5M Remodel

The Antlers Adam's Mark Hotel in downtown Colorado Springs became The Antlers Hilton Colorado Springs in late July, with a $7.5 million hotel-wide refurbishment project set to begin this fall and finish next spring.

The re-branding and renovation follow the January 2004 purchase of the facility by MSPA Acquisition II LP, a joint venture between Pyramid Advisors LLC and the Morgan Stanley Real Estate Fund.

Renovation plans include upgrades to all 292 guest rooms and suites, two restaurants and more than 27,000 sq ft of conference and public space. The hotel will be operated by Pyramid Hotel Group, a division of Pyramid Advisors LLC, under a franchise license agreement with Hilton Hotels Corp.
