Hutton Architectural Studio is a 13-person firm specializing in sustainability and environments for learning. The firm needed a new space to accommodate growth and was committed to staying on the south side of Denver's central business district.
The firm eventually found a rough space with abundant volume and light on the third floor of an 1890s building at 70 Broadway, in an emerging neighborhood with an increasing number of professional service firms. The space is approximately 4,800 sq ft, with ceilings varying in height from 12 ft to 17 ft. The building exterior had recently been restored and the ground floor has been renovated to modern, Class-A office standards
Many design aspects were adjusted to reflect the firm’s sustainable background. Some of them were:
- 100% daylighted interiors using a combination of existing windows, glass block and new tubular daylight devices;
- Polycarbonate translucent walls for further daylight penetration in space;
- LED electric accent lighting;
- Recycled work stations and seating;
- Carpet tiles with peel-and-stick backing and high recycled content;
- Rusty tin” corrugated barn siding on accent walls;
- Exposed existing brick walls to reduce materials consumption.
The design is invigorated by a diagonal, translucent accent wall that traverses the space. Enclosed spaces such as the conference and plotting rooms are behind this translucent wall, which also transfers daylight from exterior windows to the center.
All staff work stations are clustered together in the highest volume along the building front, which offers mountain views. The result is a strong studio experience that promotes teamwork and innovation.

Platte River Ventures

A timeless space as dynamic as its upscale surroundings.
This was the vision to be realized for client Platte River Ventures, which was seeking a new headquarters office in Cherry Creek.
The new office space was to be built in a recently revitalized office building with two boutique shops on the main level and three floors of fully occupied office space above. Before the start of construction, building management identified the building's lobby and elevator as areas of concern Weitz, the general contractor, was to avoid both during construction.
How do you build out a second floor space without access to the lobby and main elevators? The Weitz answer: build an exterior stair to the second floor. The engineered scaffold product provided public safety for those who passed underneath as well as a more efficient means of entrance for construction deliveries.
In addition to limited building access, Weitz also faced some unique scheduling challenges. A combination of custom millwork, delicate materials and long-lead items altered the schedule so that approximately 40% of the total work was put in place in the final weeks of a 19-week project. - Extensive custom millwork—installation of the final product occurred late in the schedule although it made up a large portion of the work and was integral to the design;
- Level five drywall finish on the ceilings and walls—a difficult finish to achieve, but the work could only begin after the delivery and installation of the long-lead, custom recessed light fixtures;
- Installation of custom two-ft-by-eight-ft white fiberglass ceiling tile—a delicate material installed late in the schedule to avoid damage;
- Installation of a white fabric wall covering—installed late in the schedule to avoid stains or discoloration;
- Ground and cast glass—exquisite glass products used in and around the entryway, office and conference room doors; with the glass as a long-lead item, all doors were installed late in the schedule.
- reative problem-solving and precise planning resulted in the on-time completion of this contemporary, Cherry Creek space.
