    One Riverfront

    One Riverfront in Denver is a seven-story, cast-in-place structure with post-tensioned slabs and seven street-front, four-level townhomes, including a one-story parking garage. The project totals 127,391 sq ft, with 43 residences in the mid-rise structure and seven on the street front.

    The mid-rise structure's exterior shear walls are exposed architectural concrete, floor-to-ceiling wood windows with composite metal panels and Norman brick veneer. High-end finishes include granite counter tops, Italian porcelain tile and European cabinetry. Large portions of the interior feature exposed concrete ceilings and structural columns.

    One Riverfront

    The main concrete pours took more than five months in the schedule. Concrete highlights included:

    • The seven-story tower features an Agilia® concrete exterior, exposed shear walls with symmetrical reveal strips and tie holes. The low-viscosity, highly temperamental, self-compacting Agilia® concrete had tremendous head pressure, requiring special forming and safety precautions. Setting and aligning the reveal strips and tie holes was a labor-intensive process requiring strict quality control and oversight.
      One Riverfront
    • The back sides of the townhomes have 100-ft curved, segmented, architectural shear walls with the same reveal strips and tie holes.
    • Landscaping placed over the underground parking garage demanded that some of the deck pours be four ft thick.
    • Pinkard constructed the foundations for the neighboring Park at One Riverfront at the same time as One Riverfront foundations. As a part of the MEP prep for Park at One Riverfront, a six-in. PVC sleeve was inserted into the four-ft-thick concrete beam forms, which required complicated bracing and reinforcement to handle the stresses of the pour.
    • The 50 units had infinitely variable unit customization options, including five different countertop colors, seven cabinet colors, two wood floors, four carpets, plus appliance, lighting, audio, and cabinetry upgrades. The unit customizations and design modifications resulted in over 400 RFIs and 170 change orders.

  • Lone Tree Medical Office Building

    Lone Tree Medical Office Building

    Lone Tree Medical Plaza will be Douglas County's largest off-campus medical building where health-care providers can buy or lease space. Design was completed and construction began in November 2006 on the Lone Tree Medical Office Building. This project consists of the construction of a new 71,058-sq-ft, three-story, sitecast tilt-up building with a precast concrete parking structure for a multi-tenant medical office in Lone Tree. The building façade is brick veneer wainscot over sitecast tilt-up.

    DSP provided assistance with the architectural and structural design and the design-build plumbing, fire protection, mechanical and electrical systems. The project is on a 365-day construction schedule, due to be substantially complete in November 2007.

    Erection of the sitecast tilt-up wall panels required using the largest crane ever put to work in Colorado to erect the state's tallest and heaviest wall panel.
