    Taxi Phase 2 is the second project in Zeppelin Development’s revitalization of the River North (RiNo) District, north of Lower Downtown Denver. The plan includes the development of a community in which residents can live, work and play in an environment based on fun and functionality. Half of the project’s 106,000-sq-ft space is being utilized commercially and half residentially.

    In a unique design-build approach, Mortenson teamed with Zeppelin and four renowned architects  to give shape to Zeppelin’s plan. The architects worked with Mortenson’s integrated delivery team to design the project using 3D technology

    The site is called Taxi because it is built on an abandoned landfill that was covered with asphalt and served as the dispatch lot for Denver’s taxi cabs for many years. The asphalt was recycled and used as structural backfill on the site, and much of the debris that was removed was reused as landscape berm material.

    In keeping with the fun and functional aesthetic of the building, many of the finish materials are unique. The architects wanted to use “living materials” in and around the building, including unfinished materials such as steel panels that rust, plywood and dimensional lumber as finishes and exposed metal studs throughout.

    Rather than drywalling all of the walls, alternate materials such as wheatsheet a pressed board made of wheat stalls rather than wood acrylic and veralite clear plastic products were used. Coordinating the abutment and termination details of these materials with each other and with the drywall was a challenge, but it produced a lively, mixed-use building that has already become a hub of activity in the River North area and an asset to the community.

  • New World Millworks Office & Manufacturing Facility

    New World Millworks’ new $4.6-million, 98,500-sq-ft manufacturing facility in Castle Rock features tilt-up wall construction, manufacturing space with truck docks, a veneering area and a paint booth.

    MW Golden Constructors delivered the design-build project in approximately 10 months. The millwork in the office area was furnished and installed by New World Millworks, with MW Golden coordinating the effort, as well as the rest of the general construction.

    The design-build team had approximately 10 months from groundbreaking to move-in. Design, pricing, redesign and repricing took more than nine months, during which the team went through six separate pricing exercises. Initially, the project started out as 60,000 sq ft with a 20,000-sq-ft alternate. It ultimately ended up as a 98,500-sq-ft facility, and the project was ultimately delivered for $47 per sq ft.

    MW Golden analyzed different building types and finally settled on tilt-up construction as being the best value to provide economy and durability. A large amount of earthwork was accomplished and a significant amount of export was done by the seller of the property and coordinated by MW Golden to allow the plant to be situated on the site.

    The client worked out an economic assistance agreement with the town of Castle Rock, as well as a landscape mitigation plan for the neighbors all of which was coordinaed and facilitated by the MW Golden team.

  • City of Fort Collins Police Service Facility

    This 99,878-sq-ft facility, designed for LEED-Silver certification, functions on a 24/7 basis to meet highly specialized tenant and security needs. The facility houses police and safety-related services, including training, administration, forensics, holding and community outreach while incorporating energy-efficient design features.

    The building design encompasses three distinct zones public, building and secure which creates an internal division of purpose for the occupants and prevents the public from accessing secure areas, without limiting movement and connectivity.  Designed to provide efficient circulation and supply generous amounts of daylight, a three-story atrium at the building’s center serves as a core of connectivity and unifies its divergent uses.

    The building’s exterior is constructed of locally quarried sandstone and glass to convey both functional integrity and community openness. A reflective, standing-seam metal roof shades the building from southern exposure while allowing large amounts of daylight through a north-facing clerestory window.

    Oriented along an east-west axis to maximize energy performance, the building incorporates other sustainable design principles, including drought-tolerant landscaping and reduction of heat islands through concrete paving, and building shading to enhance mechanical and electrical efficiency and increase user comfort.

    Design-builder The Neenan Co. was instrumental in identifying issues in the field and offering practical design solutions. Neenan also increased project support for the construction administration portion of the architectural responsibilities and enabled the client to maintain an active role in design decisions throughout construction.

  • Campbell Elementary School

    Campbell Elementary School in Sterling was transformed from a stark 1960s building into a modern facility for learning. The remodel/addition is filled with light and based on a color palette that complements the existing school.

    The 22,000-sq-ft addition provided 12 new classrooms with state-of-the-art technology, a new music room, ADA-accessible restrooms, a new administration area with a teacher workroom, an ADA-accessible nurse’s clinic and an adequately sized new library/media center.

    Design-build delivery was an ideal approach to the Campbell Elementary project. The school district and community were eager to be involved in the design process and had strong opinions about the school.

    Through Neenan’s integrated Archistruction® process, the school district became a part of the design team. Meetings were held with teachers and students to harvest their design input.

    After an initial design was presented, the teachers determined they would prefer to have a pod design that offered a central place for teachers to collaborate, for students to work on art and other creative projects, and as a private place where teachers could talk with students or parents without losing sight of their classrooms.

    Under a traditional design-bid-build model, this redesign would have meant a major setback to the project schedule. Through an integrated design-build process, the team came together to charrette a new school design, producing a solution in one four-hour session, without compromising the construction schedule.
